can deteriorate over time, especially if regular
maintenance was not carried out on the roof. Metal roofs
can be repaired by either replacing dysfunctional roof
sheets or by applying a waterproofing product to repair
compromised areas. The type of waterproofing product to
be used on the repair of a metal roof is of vital
importance. Many contractors prefer to use a torch on
membrane to repair affected areas. Other products like
bitumen mastics can be used together with a hydrophobic
carrier to solve minor problems.

Problems on Metal Roofs
The typical
areas where metal roofs fail are at the screws that fix
the roof onto the roof truss. Inadequate roof screws
that do not seal properly are the cause of this problem.
Another area where metal roofs fail are on the laps of
the roof sheeting, if there is not a sufficient lap over
the next sheet water may find its way in at that point.
Incorrect pitch can also cause problems on a roof. If
the pitch of the roof is very low and drainage is slow
water may find its way in, at various places. Metal roof
sheets that span the entire length of the roof are best
since they require less overlaps. A metal roof with
shortened sheets can result in more overlaps and
essentially more potential problems.
Incorrect
flashings are another common place where metal roofs
leak. If the metal flashing is not chased into the
parapet wall or not properly counter-flashed problems
could arise at this junction. The metal flashing must
also be fixed by means of nails to the parapet wall
especially if the roof is situated in a high wind area.
Proper counter-flashing then needs to occur to flash off
the metal flashing itself. Metal roofs can function
optimally if they are erected correctly. Repairs to
metal roofs can also be completed properly if the
necessary skills exist to diagnose roof repairs together
